OVERVIEW: The Property Manager is responsible for ensuring quality service is provided to the residents and community while working as a team leader with the on-site staff.<\/p>\n

ESSENTIAL DUTIES AND RESPONSIBILITIES:<\/strong><\/p>\n

? Take all action prudent in accordance with this job description and any future directives to ensure that company policies and standards are being upheld and that all work is being done properly, safely and in a timely manner.<\/p>\n

? Responsible for hiring, supervising, motivating, developing and terminating all on-site personnel ensuring staff performance of duties is completed on a timely basis.<\/p>\n

? Perform all employee evaluations in a timely manner.<\/p>\n

? Responsible for maintaining the physical asset and maximizing the financial returns from the asset in accordance with objectives while promoting the company\u2019s professional standards of quality.<\/p>\n

? Maintain relationships with other departments within the company, community, professional peers, vendors and professionals servicing the company or property.<\/p>\n

? Approve all Rental Applications and LIHTC paperwork prior to forwarding to the appropriate Compliance Director.<\/p>\n

? Oversee and assist with all aspects of marketing, leasing and resident retention.<\/p>\n

? Keep abreast of area competition and analyzes monthly market survey trends.<\/p>\n

? Review all rental applications, lease forms and tax compliance forms for accuracy and qualification within the LIHTC program, If applicable.<\/p>\n

? Ensure good resident relations are maintained through responding to resident inquiries, complaints and concerns. Provide satisfactory documentation to assure fair and timely resolution of disputes or issues with residents, employees or others.<\/p>\n

? Supervise move-in and move-out procedures ensuring that policies and standards are followed.<\/p>\n

? Supervise all scheduling of maintenance and contract work including regular follow-up inspections on make-readies and property appearance.<\/p>\n

? Responsible for holding weekly meetings to update and review workload and to support and communicate property and company goals to on-site personnel.<\/p>\n

? Make recommendations for physical repairs and improvements and assist with bidding and processing all required documents for assigned projects.<\/p>\n

? Assist in preparation of budget and preparation of business plan.<\/p>\n

? Report variance from budget, approves all invoices for payment and report accurate and timely payroll information.<\/p>\n

? Ensure proper inventory of equipment and supplies.<\/p>\n

? Supervise maintenance of all property files and records.<\/p>\n

? Review market rents to ensure proper rates are being charged, monitor delinquencies, NSF and bad debt procedures to assure timely collection of rents or evictions.<\/p>\n

? Responsible for handling any emergencies or problems that may arise on site. Communicate problems and make recommendations to Regional Manager.<\/p>\n

? Responsibility for ensuring that model\/guest units are habitable for visitors. (telephone, towels, bedding, soap, shower curtain, etc.)<\/p>\n

SUPERVISORY RESPONSIBILITIES:<\/strong><\/p>\n

? Manages and motivates staff (including: hiring, firing, performance management, and recognition duties).<\/p>\n

? Assess staffing needs, and recruit staff using methods such as newspaper advertisements or attendance at job fairs.<\/p>\n

? Train, direct and appraise staff.<\/p>\n

? Make daily schedules for proper manpower utilization.<\/p>\n

? Plans and organizes workload and staff assignments.<\/p>\n

? Issues written and oral instructions; assigns duties and examines work for exactness, neatness, and conformance to policies and procedures.<\/p>\n

? Includes staffing planning, decision-making, facilitating and process improvement.<\/p>\n

? Takes responsibility for subordinates\u2019 activities.<\/p>\n

? Makes self available to staff.<\/p>\n

? Provides regular performance feedback.<\/p>\n

? Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume. Ability to apply concepts of basic algebra.<\/p>\n

EDUCATION, EXPERIENCE, and TRAINING:<\/strong><\/p>\n

? High school diploma or general education degree (GED); and one to three months related experience and\/or training; or equivalent combination of education and experience.<\/p>\n

? Understanding of Deaf culture and hard of hearing individuals<\/p>\n

? Management and leasing experience with computer knowledge and industry related skills<\/p>\n

? Interested in continuing on-going education in profession.<\/p>\n

? Knowledgeable in regulations related to the industry such as Fair Housing, Code Compliance, OSHA and LIHTC.<\/p>\n

CERTIFICATES, LICENSES, REGISTRATIONS:<\/strong><\/p>\n

? If required to drive for company a valid state driver\u2019s license and state required level of liability insurance is required.<\/p>\n
