{"id":5606,"date":"2009-03-01T10:07:17","date_gmt":"2009-03-01T05:07:17","guid":{"rendered":"http:\/\/deafnetwork.com\/wordpress\/?p=5606"},"modified":"2009-03-01T00:37:31","modified_gmt":"2009-03-01T05:37:31","slug":"la-bare-signs-lincoln-village-lease-near-tsd","status":"publish","type":"post","link":"https:\/\/deafnetwork.com\/wordpress\/blog\/2009\/03\/01\/la-bare-signs-lincoln-village-lease-near-tsd\/","title":{"rendered":"La Bare signs Lincoln Village lease near TSD"},"content":{"rendered":"<p>La Bare signs Lincoln Village lease<\/p>\n<p>Shopping center tenants and neighbors oppose the nightclub<\/p>\n<p>By Suzannah Gonzales<\/p>\n<p>AMERICAN-STATESMAN STAFF<\/p>\n<p>Saturday, February 28, 2009<\/p>\n<p>Lincoln Village shopping center tenants and neighbors are upset about<br \/>\na new tenant that plans to move in: La Bare.<\/p>\n<p>The nightclub with male dancers used to be at Riverside Drive near<br \/>\nSouth Congress Avenue, but it moved from there a few years ago after<br \/>\nthe adult-oriented business was found to be within 1,000 feet of the<br \/>\nTexas School for the Deaf, a violation of a city zoning regulation.<\/p>\n<p>La Bare proposed moving to a handful of locations throughout the city<br \/>\nbut didn&#8217;t, said Jerry Rusthoven, a manager in the city Neighborhood<br \/>\nand Planning and Zoning Department.<\/p>\n<p>Attempts to reach La Bare representatives for comment on Friday were<br \/>\nunsuccessful.<\/p>\n<p>Adult-oriented businesses cannot be within 1,000 feet of a lot on<br \/>\nwhich another adult-oriented business is located, or within 1,000 feet<br \/>\nof a school, church, public park, playground or licensed day care<br \/>\ncenter, Rusthoven said. They also cannot be on a lot where more than<br \/>\n50 percent of the lots within a 1,000-foot radius are zoned or used<br \/>\nresidential.<\/p>\n<p>Even if La Bare meets those city requirements, it cannot open at<br \/>\nLincoln Village until its site plan is approved, a process that<br \/>\nincludes a public hearing at a Planning Commission meeting, Rusthoven<br \/>\nsaid.<\/p>\n<p>When it gets to that point, neighbors will be there to protest and<br \/>\nask that the site plan not be approved, said Highland Neighborhood<br \/>\nAssociation President Damon Howze.<\/p>\n<p>&#8220;We just don&#8217;t want to be the strip club neighborhood of Austin,&#8221;<br \/>\nHowze said, noting that there are two strip clubs in the area.<\/p>\n<p>But Bill Hutchinson, president of Dunhill Partners Inc., the company<br \/>\nthat manages Lincoln Village, called La Bare a &#8220;good, wholesome<br \/>\nentertainment venue.&#8221;<\/p>\n<p>He noted that most nonentertainment businesses at Lincoln Village<br \/>\nwill close before La Bare opens.<\/p>\n<p>La Bare has signed a 10-year lease and will be in a space where only<br \/>\none tenant is adjacent to it, Hutchinson said. A Mexican restaurant<br \/>\nused to occupy the site, he said.<\/p>\n<p>Six of the 35 spaces at the shopping center, excluding the La Bare<br \/>\nsite, are vacant, he said. Leasing has been difficult at Lincoln<br \/>\nVillage, built in the 1980s on the periphery of Highland Mall, because<br \/>\nof the economic downturn, which has hurt the mall. The elevation of<br \/>\nthe highway also has limited access to and visibility of the shopping<br \/>\ncenter.<\/p>\n<p>&#8220;We have a good relationship with almost all of our tenants,&#8221;<br \/>\nHutchinson said. &#8220;We don&#8217;t want to offend anybody, but we want to do<br \/>\nwhat we feel is in the best interest of our shopping center.
